I’ve been checking out Legana a bit while I wait to look at the property again this afternoon. The place is 3 km from the shopping centre directly on a side road that connects to the West Tamar Hwy at a roundabout. The shopping centre has a Woolworths supermarket, Baker’s Delight, Post Office, Pharmacy, Coffee Shop, Hairdressers, Butcher, Optometrist, Chinese/Thai Takeaway, plus a couple of other places to the side of it including a Reject Shop and the Salvos.  There is a petrol station, a KFC, and across the street is the Legana Tavern with a BWS. Down the highway a bit is another petrol station, a kebab shop, nursery, and a motorcycle shop. 12 minutes further south is Riverside, where I went to high school for a couple of years, and another 6 minutes from there to Launceston CBD, which has everything you would need. Just across the North Esk is the Bunnings hardware, Officeworks, JB HiFi, Petstock. Back over the river you have Harvey Norman, and  east a bit there is a Coles supermarket, Mitre 10, and a few other places. a few minutes south of downtown you are in Kings Meadows where there is a Toyota Dealer, Woolworths, Coles, ANZ bank, and lots more in a nice shopping centre. If you don’t want to pay for parking in the CBD you have a lot of options.
Finally got to see the property again, in daylight, took lots of photos and Google Duo video with Eva back in Victoria. The kitchen, pantry, and dining room are very nice, looks like they were done when they did the extension to the living room in 2013. There is also a nice shade room on the front of the house, as well as the big shed with the roller door built about the same time. The annex has 2 bedrooms, small kitchen, dining room, living room, and a bathroom with laundry fittings and a shower. This was originally a garage and was supposed to have only the toilet/shower/laundry that they would use when the house was built in 1992 with permission to live on-site in a caravan. As it happened they completely fitted it out as temporary accommodation. The son, his wife, and child are currently camping out there. The house, shed, and annex are already better than anything we have seen. The place is fully fenced with wire fencing, and the back paddock has water troughs with a few sheep to keep the grass down. There is one side that has some mature eucalyptus, closer to the house it is all lawn with a variety of  trees and shrubs. There is a huge enclosed vegetable garden with sprinklers, 2 carports, a small wood shed and another shed next to the garden. One of the downstairs bedrooms is being used as the master, but there is also a master bedroom upstairs as well as 2 other small bedrooms that could be combined to make a nice sewing/craft space for Eva.
​We will definitely have to discuss this one as an option, as I don’t see much else in the area. I am due to go down to Hobart to see my brother, and there may be something worth looking at down that way.
